Who Has to Get a Gas Safety (CP12) Certificate?
UK landlords that rent out properties with any gas appliances and fittings must have an up-to-date gas safety certificate. It generally includes things like boilers, cookers and hobs, central heating and flues. Annual safety checks must be carried out by Gas Safe engineers like us.
Landlords need to maintain a record of their gas safety checks for two years. They must provide every new tenant with a copy of the certificate within 28 days of completing a new check, and before they move in.
Which Gas Appliances Need to Be Checked?
The landlord must cover any gas appliances that they own or provide for their tenants to use. If a tenant has their own gas appliances that they buy themselves, then the landlord is responsible for its installation pipework and parts, but not the appliance itself.
What about Servicing and Maintenance?
The HSE regulations make it very clear that landlords are responsible for ensuring all boilers, other gas appliances and pipes are serviced, maintained and working safely at all times.
Is it Acceptable to Only Have a Digital Record of a Gas Safety Certificate (CP12)?
Of course! It is perfectly acceptable for a landlord to keep electronic records of a gas inspection, in fact many people find this very convenient.
As long as landlords can provide a hard copy when needed, for example when a new tenant moves in, and it clearly identifies the engineer and their signature, having an electronic copy only is fine.
